Sell first or buy first?Moving up in Vancouver

Condo to townhouse or half duplex, or townhouse to a house: how to move up in the right order, with this month's real Vancouver numbers. From an agent who's sold both sides of this move for 21 years.

You're ready for more space. But if you sell first, where do you live? And if you buy first, are you carrying two homes while you wait for yours to sell?

The order sets everything else: your budget, how strong your offer is, and whether you move once or twice. Get it right and the whole move feels calm.

It isn't a guess, and it isn't one-size-fits-all. It comes down to three questions and two numbers. This guide walks you through both.

What you'll get

The whole answer, in order, with Vancouver's own numbers.

  • 01How to read your two markets: the one number that tells you whether your home now and your next home favour buyers or sellers
  • 02August 2026 ratios for condos, townhomes, and houses across 16 Vancouver neighbourhoods, from the Greater Vancouver REALTORS® reports
  • 03The move-up ladder: condo, townhouse, and house prices side by side in Kitsilano, Cambie, Mount Pleasant, Main, Grandview-Woodland, Shaughnessy, and Yaletown
  • 04Selling first: what it gets you, and three ways to handle the “where do I live?” gap
  • 05Buying first: when it makes sense, and how bridge financing and subject-to-sale offers fit in
  • 06Decide in three questions: a simple page that points you to your order
  • 07The order of operations, step by step, so you line up both completions and move once

Why it's worth more than free: Most sell-first-or-buy-first advice is written for everywhere. This one uses Vancouver's own numbers, neighbourhood by neighbourhood and rung by rung, and it's updated as the market moves.

About Glenn & Mike

We sell both sides of this move.

Your home now and your next home, as one plan, not two separate transactions. That's how we've each worked for 21 years in Vancouver.

Our process
1

We sit down first. No pitch. Your situation, your financing, what you want in your next home.

2

We look before you list, so you know what your budget actually gets you.

3

We choose the order, launch your home, negotiate the next one, and line up both completions so you move once.

Why work with Glenn & Mike

One plan for both sides, from the first chat to completion day.

One plan for both sides

Sell-first or buy-first strategy, timing, subject-to-sale and bridge options, built around what you're buying, how secure you are, and what you're selling.

Budget clarity before you commit

Financing sorted first, and homes seen early, so you list knowing where you're going.

An honest valuation for your home now

What it's actually worth, not what you'd like to hear.

A full launch

Our bench of photographers, stagers and painters, the team's marketing-video approach, and Engel & Völkers distribution.

A strong buy

A realistic shortlist, offer strategy, and negotiation, with an honest read on value.

Close contact to the finish

Same-day responses, and reminders and check-ins from subject removal to completion.

Why us

Most people treat this as two separate deals with two separate timelines. We've spent two decades lining them up, so you're never guessing about the gap between them.

The result you're after

Your home sold at the right number, the right next home secured, and one move.

What's distinct right now

In August, Kitsilano condos had 26 sales against 71 listings and Kitsilano townhomes 7 against 23, both in seller's territory. Kitsilano houses had 2 sales against 46, a buyer's market.

The middle rung is real: in Kitsilano the benchmark goes from about $710,000 for a condo to $1,207,000 for a townhouse to $2,514,000 for a house.

Detached benchmarks are down year over year: Cambie -16.4%, Grandview-Woodland -8.5%, Kitsilano -4.5%.

The Broadway Subway (targeted to open Fall 2027) adds stations at Mount Pleasant, Oak-VGH, South Granville and Arbutus.

Why local depth matters to you: The city-wide number hides the story. Your building, your neighbourhood, and the rung you're moving to can be in completely different markets. Knowing which is which is how you set the order, and the price.
